Sale of solar energy plants

  • The items for sale are the FIT rights, the power plant itself, and the land ownership (the power plant in Aomori is a leasehold).
  • The annual sales are based on the latest data, and we have entered the closest estimates possible.
  • This is not a brokerage, so there is no brokerage fee. If you buy from another company, you may incur a brokerage fee of about 6-8%.
  • We charge 1500 USD as registration change fee + license tax (about 2% of the sales price of the real estate part) as the cost of registration and FIT rights transfer. We will ask a judicial scrivener or someone else to do this.
  • We will remove some of the remaining items when the sales contract is concluded.
  • Property tax and depreciation tax are a few percent to tens of percent of the total cost.

Notes

  • The wiring and other design documents are ready. Solar maintenance companies should be able to understand them.
  • We do not have contract with a maintenance company at the moment, but we can introduce you maintenance companies. You can try to receive a maintenance work when something breaks.
  • Damage, including lost sales due to breakdowns or theft, can be covered by insurance. The cost of property insurance is a few percent of the sales. (I have excluded events that I think are unlikely to occur from the insurance coverage to reduce costs.) Solar power generation is similar to real estate investment in that it is a business and not a security, but it can be covered by insurance, so the risk of going into the red is low.
  • Of the power plants we are selling this time, only the one in Minamiaizu has a high possibility of breaking down. If you do not have any assets other than bank deposits in Japanese yen, this may be a safe and useful asset preservation.
  • If you are interested in buying, we would like to sign a confidentiality agreement before disclosing detailed information. We will do it by electronic contract. We will send you an email for the electronic contract, and we would like you to press the agree button.

 

Two power plants in Minamiaizu

  • It is preferable to sell the two power plants separately, as it is inefficient for us to manage them separately. We will sell these two power plants to anyone who can buy them at the same time for a total of 27.5 million yen (including tax).
  • As you can see in the picture, they have been damaged by snow. However, the annual power generation is as shown in the table, and it is not bad even if the panels are cracked.
  • We have not completely replaced the cracked solar panels, but we have a decent amount of power generation at the moment. This is for those who can maintain the power plant by themselves. There is a possibility that panel damage or cable disconnection due to snowfall will occur in the future. However, it may be possible to make it operate stably by changing the design. We recommend that you protect your assets by taking out insurance or other measures against disconnection or other failures.
  • It may be difficult to set up a loan for this power plant. If you are going to use financing, it may be better to borrow from working capital or non-banks.
  • When it rains, the power generation may stop due to leakage. The power generation will start automatically when the rain stops. The power generation is low in rainy weather anyway, so the impact on the sales amount is small.
  • We have spread crushed stone over the weed-proof sheet to prevent weeds, but weeds are growing from the crushed stone.

Aomori Shichinohe plant

  • The rent for 20 years has been paid in advance, so there is no property tax.
  • Since it is a leasehold, you may need to clear the land after the FIT contract expires.
  • All are bifacial panels.
  • We have laid weed control sheets and there is little effect of weeds.
  • It is a snowy area, but the amount of snowfall is not large and the impact on power generation is small. Also, the design and construction are well done for snowfall, so the possibility of damage in the future is low.

  • We have laid weed control sheets, but some grass is growing. However, only low-growing grass is growing. Also, due to the nature of the land, tall grass and trees do not seem to stand out.

Kashima Power Plant

  • The amount in the table is the sum of rental income and electricity sales income, which is conveniently listed as FIT electricity sales.
  • It is currently rented under a contract that is renewed every 5 years and cannot be terminated in the middle.
  • We have carried out major repairs on most of the roof and floor, and renovated the interior. We have installed new septic tanks, air conditioners, etc. This has greatly extended the life of the building.
  • Built in 1968, urbanization control area, land area 994 square meters, building area about 700 square meters (registered area is 301.32 square meters)
  • The property tax is quite low because the building is depreciated.

If you are interested

After the FIT contract expires, there is a possibility that you can continue to sell electricity in Non-FIT (not a system of the Ministry of Economy, Trade and Industry, but selling electricity in the general market). The current Non-FIT electricity sales unit price is about 10 to 14 yen/kw, which is standard. (It is on the rise due to the rise in crude oil prices)
